Metal Roof Systems vs. Built-Up Roof Systems


IN A RECENT comparison of metal roof systems versus built-up roof systems, metal earned excellent marks.

Based on remarks made in a newsletter from B.R. Hutson, a general contractor in Tulsa, Okla., C.G. VanSchoyck told about the tremendous savings with metal roofs.

His firm, Vansau Co., is a major developer of leased light industrial and office / warehouse structures from 6,000 to 150,000 sq. ft.

Since 1970, the firm has constructed 589,000 sq. ft. (61%) with metal roof systems and 372,000 sq. ft. (39%) with built-up roofs.

"During the 16-year period, our total maintenance cost for the metal roof systems was $4,000, which translates into $250 for each year or far less than 4 thousandths of a cent per sq. ft. of building per year," says VanSchoyck. "Of the $4,000 cost, $2,000 was spent for a one-time roof panel replacement resulting from deterioration by condensation from roof-mounted air-conditioning units, a problem that has since been eliminated.

"On our buildings with built-up roofs, our total maintenance cost over the same 16-year period has been $6000,000 or $37,000 per year for 10¢ per sq. ft. per year."

In addition, VanSchoyck syas he expects to replace all of the built-up roofs within the next 5 years. He does not anticipate having to replace any of the metal roofs within the next 10 years.
